Working at LEAP, Lilly, or Roche? Where to Focus Your Indy Home Search

When you accept a job offer in a new city, one of the first questions you ask is, “Where do I even start looking for a house?”

If you are relocating to Central Indiana to join giants like Eli Lilly, Roche, Salesforce, or the IU Health network, your daily commute will be the biggest factor in where you choose to live. Indianapolis is a sprawling, vehicle-dependent city, and rush-hour drive times can vary wildly depending on whether you are navigating the I-465 loop, taking the highway, or driving straight down the city grid.

At Bond Real Estate Co., we help out-of-state buyers navigate the map based on objective data: commute times, architectural preferences, and community infrastructure. Here is a breakdown of where to focus your real estate search based on your new corporate headquarters.

1. Working Downtown (Eli Lilly, IU Health Downtown, Salesforce Tower)

If your office is located in the heart of downtown Indianapolis, you have two primary real estate routes: maximize your commute with an urban property, or take the highway from the suburbs.

  • The Urban-Historic Option (10 to 20-Minute Commute): If your priority is a short, surface-street commute, focus your search “Inside the Loop” in neighborhoods like Herron-Morton, Meridian-Kessler, and Broad Ripple. You can take major arteries like Meridian Street or College Avenue straight into downtown without ever getting on the interstate. The Real Estate: You will find heavily restored 1920s architecture, mature trees, walkable coffee shops, and historic charm.
  • The Suburban Option (30 to 45-Minute Commute): If you prefer newer construction and larger lots, you will want to look “Outside the Loop” in Carmel or Fishers. You will commute straight down the US-31 corridor or I-69. The Real Estate: Expect master-planned communities, attached multi-car garages, and access to massive community amenities like pools and golf courses.

2. Working in the Northern Corporate Corridor (Roche, Community Health, Tech Parks)

Many of Indy’s major healthcare, tech, and financial operations are located along the northern I-465 ring and the I-69 corridor in Fishers.

  • The Master-Planned Suburban Option (10 to 15-Minute Commute): If your office is on the north side, living in Fishers or Carmel is incredibly convenient. You are often just minutes away from campus, utilizing the area’s highly efficient roundabout network. The Real Estate: This area features premium newer construction, luxury custom builds, and sprawling transitional homes with finished basements.
  • The Urban-Edge Option (15 to 25-Minute Commute): If you work up north but still want historic architecture and grid streets, Broad Ripple is perfectly positioned. Located just south of Carmel, you are doing a “reverse commute,” meaning you are driving north in the morning while the heaviest traffic flows south, making for a smooth drive.

3. Working in the Northwest or the LEAP District

With the massive development of the LEAP Innovation District in Boone County, a massive wave of engineering and pharmaceutical operations are moving to the northwest side of the metro.

  • The Acreage & Village Option (10 to 20-Minute Commute): If you are commuting to Lebanon or the northwest industrial parks, Zionsville and Westfield are the premier markets to target. Both offer direct, easy access via I-65 and US-31. The Real Estate: Westfield offers booming new-construction luxury developments, while Zionsville provides a historic, brick-paved downtown village feel with access to sprawling, multi-acre wooded lots just minutes outside of town.
